As Simple As It Gets

For families or individuals with $5 million or more to invest in a single property, LEAGUE's teams of Asset Acquisition, Development, and Administration specialists will perform the same services for your family's private real estate asset(s) as we do for our of syndicated (group-owned) real estate pools. (See next tab for details).

If you qualify for enrollment in LEAGUE's IGW Private Asset Management program, we'll begin by reviewing your criteria, and then put our own experience and creativity to work for you too.

To ensure you are always in the driver's seat, we will follow your explicit instructions according to the pledge set out below.

1. Take Control

  • Expertly manage your current real estate assets.
  • Locate assets that meet your stated requirements, or work with your real estate broker.
  • Perform due diligence to assess the acquisition's potential.
  • Negotiate the acquisition with the aim of reducing costs and fees.
  • Secure financing, perhaps more favourable than you might on your own.
  • Set up legal entities such as a limited partnership or a corporation to limit your liability.
  • Ensure file documentation with tax and regulatory bodies.
  • Develop and maintain budgets while overseeing all aspects of administration, accounting, reporting and tax preparation.

2. Optimize Performance

  • Maximize ROI by actively making value-adding improvements to the property.
  • Connect you to top professionals dedicated to reducing your tax liability.
  • Introduce you to strategic use of philanthropy for both personal fulfillment and tax reasons.
  • Contact and engage legal, tax, audit, insurance and property management specialists.
  • Manage the asset to optimize both its return and its tax-efficiency.

3. Service Exceptionally

Our aim is to shepherd your family's assets intergenerationally. In that spirit, we will:

  • introduce you to a Member Services Manager dedicated to you and your account;
  • connect you with independent legal, tax, and insurance experts;
  • actively communicate all news that materially affects your investment;
  • handle acquisitions and dispositions, as per your instructions, to optimize your portfolio as market opportunities present themselves;
  • open the books to show the details of every transaction;
  • move at your speed to ensure you are comfortable with all decisions made on your behalf.

4. Keep Interests Aligned

To determine your eligibility in this IGW Private Asset Management program, we are guided by the 8th tenet of Our Credo:

"We believe that every investment project we initiate must succeed. Accordingly, we will not engage in any activities that lie outside the competence of our acquisition and management teams, nor will we begin acquisition procedures until we are fully confident in our abilities to negotiate, acquire, and continuously manage the property profitably."

Our approach to earning a fair remuneration share is set out in the 10th tenet of Our Credo (below), and in LEAGUE's Investment Guarantee as spelled out in our Blue Book.

"We believe that LEAGUE's compensation should be linked to results. Thus, our remuneration will be linked to the increase in income and value we create in our investments, the resources we expend to acquire them, and the risk and responsibility we assume in managing them."

Overview

LEAGUE currently is managing some $920 million in real estate assets, and is responsible for the financing of what are estimated to become $2 billion in assets on behalf of the families of more than 2,500 Member-Partners. The IGW REIT features an impressive track record of stable distributions: Since its inception in 2004, it never has missed a single one of its monthly payments.

In addition to the IGW REIT’s pool of properties, LEAGUE manages a number of single-property limited partnerships, including its flagship development in Victoria’s western communities, Colwood City Centre LP, a new urban hub on Vancouver Island.

Another groundbreaking project is Eagle Landing Retail Centre LP in Chilliwack, BC, a joint venture with the Squiala First Nation that may become the largest shopping and entertainment complex in British Columbia.

LEAGUE also recently broke new ground in a different area when it acquired an indirect interest in Charter Real Estate Investment Trust, a public REIT that has 10 retail properties in Ontario and Quebec. Additionally, through an affiliate company, an affiliate of LEAGUE has also entered into an asset management agreement with Charter.

A Closer Look

18.2% : 473 Albert Street Limited Partnership, Ottawa ON (2008-2009)
This limited partnership—an office building in uptown Ottawa—returned an annualized gain of 18.2% when it was rolled over into the IGW REIT.

16%: Londondale Shopping Centre, Edmonton, AB (2005-2009)
When this limited partnership was rolled over into the IGW REIT, it realized an annualized return of 16% over its four-year history.

36.23%: IGW REIT Class A units:
$100,000 of Class A units invested through the Distribution Reinvestment Program since February 2007 was worth $136,238.18 in April, 2010.
