Early next year, LEAGUE's flagship offering -- the IGW Real Estate Investment Trust (REIT) -- will celebrate its fifth birthday.

 

Since its inception, the IGW REIT has provided an annualized return of 10.23%. To put that in perspective, the S&P TSX Index has annually returned only 0.33%1 in the same period. And while the public markets have experienced unnerving volatility, the IGW REIT has been a model of strong, consistent performance, producing positive monthly returns 97.33% of the time. With results like that, it's no wonder the IGW REIT is the fastest-growing private Real Estate Investment Trust in North America.

 

Simply put, the IGW REIT is a gift to families that just keeps on giving, year after year.

 

Like-minded investors coming together

The IGW REIT is an investment structure that allows Member-Partners to join together to take advantage of large real estate opportunities.

For as little as $1,0002, individual investors own a piece of the IGW REIT that consists of a pool of diverse Canadian real estate properties that have tenants such as McDonald's, Home Depot, Canadian Tire, Cineplex Odeon, TD Canada Trust, Loblaws, Tim Hortons, and Canada Post. Member-Partners investing in the REIT receive monthly distributions based on rent collected from those high-quality tenants and/or from profits gained by selling or refinancing properties. Any growth in property value becomes capital growth in the units held by Member-Partners. Moreover, there are significant tax efficiencies because the monthly distributions are considered return of capital.

 

Three ways to benefit, plus a new option

The IGW REIT has three different types of units from which to choose:

  • Intro REIT Units -- have a six-month term and provide an annualized return of 9.5% or 10%
  • Traditional REIT Units -- have no fixed term and provide a current dividend yield of 7.14%, plus potential capital growth
  • Income Priority REIT Units -- have annualized returns of 4.25%, 4.5%, 6.5%, 7.5% or 8.5%, with respective terms of 6months, 1year, 3 year, 5year and 7years.

The 4.25% Income Priority Unit is a special new option has been introduced that. It enables people to get comfortable with the investment before making a commitment. It's a six-month Introductory Unit that has a special liquidity feature. First, you watch how the IGW REIT performs during those six months. Then, if you're satisfied that it's right for you and your family, you can convert the investment into IGW REIT units at the lowest price during the six-month period. Or, if you wish, you can redeem the entire investment. It is cashable 45 days after maturity. Moreover, a 7th distribution will be paid during this 45-day waiting period.
